As real estate professionals, we've been helping people find their spot in the Missouri/Arkansas Ozarks since 1974, primarily on and near Bull Shoals Lake and out around the Mark Twain National Forest.
Don Smiley, owner/broker, is a native Missourian who moved to Ozark County in 1974 and founded Sierra Ozark Corp.
Don holds a B.S. in Economics from the University of Central Missouri and an MBA from the University of Missouri.
Prior to moving here, Don served 6 years active duty as an officer in the military. He is a Vietnam veteran, and also served tours of duty in Taiwan and Italy. As a civilian, Don worked in Dallas and New York for Electronic Data Systems, on recreational project developments in West Virginia and Iowa, and for a commercial/industrial real estate firm in Kansas City. Currently a licensed broker in Missouri and Arkansas, he has previously held licenses in other states.
Don lives with his wife Connie, a professional artist, in a house he had built on a wooded lake acreage in 1977. An ardent conservationist, he enjoys working the land, hunting, fishing, and hiking the Ozark hills. He attends a small country church, and belongs to the VFW, DAV, NRA, and various other community organizations. He plans to retire, Lord willing, on his 93rd birthday in 2034.
Don’s guiding principles are simple ones: Live every day like you might not be given another one. One day, you’ll be right. Always put others first. Give back more than you take, and never forget to give thanks for what you receive. Do your very best, every time. And, if you really look for it, there’s a silver lining in almost everything.

Jim Orloff, agent, started his professional life as a City of Philadelphia police officer at the age of 20.
He spent his next 28 years serving and protecting the citizens of Philadelphia and Lower Moreland Township in Pennsylvania. He then took his experience to the schools of Arizona, where he worked in school security for 11 years. Jim obtained his Arizona real estate license, and with his wife, Teresa, went out on new adventures in the real estate market. The Orloffs became part-time residents of Theodosia while escaping the hot summers of Arizona and fell in love with the simple and pure way of life the Ozarks offered. When it became time, it was an easy decision to pick Theodosia as their retirement destination.
Jim and Teresa are active members of the Theodosia Area Volunteer Fire Department. "You can't help but be involved with the community here," Jim says. "Neighbors helping neighbors, that's just the right thing to do."
Again deciding to flunk retirement, Jim brought his experience to Sierra Ozark Corporation, where he enjoys helping dreams happen. Whether selling or buying, Jim has a straightforward, attentive approach for every client. His aim is to help clients reach their goals.
"I live, work, and play in the Ozarks. It's easy to help folks come to this area when you love it yourself."
You can contact Jim at the office at 800-270-4212, or on his cell anytime at 417-545-1231, or e-mail him at
