RETIREMENT HOME ON BULL SHOALS LAKE
Here in Ozark County where we live, building permits aren't required and there is no zoning. Since the lake acreages are more valuable, better housing usually gets built on them. But, unless other homes are present, you never know what you're going to get. Here's one that doesn't have that concern.
This 2 bedroom (could be 3), 2 bath ranch style home over a full walk-out basement sits on 2 acres of woods and grassy openings and has 1568 square feet on each level. There are excellent homes flanking it on this little peninsula that share the private access road, and no empty lots. Game Warden Hollow is on the south side of this ridge, and Goober Hollow to the north.

With central heat and air, the owners have an average year 'round utility bill of $110, and the taxes are less than $900 per year. There's a rock front wall and porch, with vinyl siding on the sides. In addition to the drive-in door, there's a walk-in door on the side facing the house and an attached RV port with an electric hook-up there (it could also be a carport for 2 vehicles instead.) Many different uses could be made with this set-up.
There's also a seasonal view of the lake from here and this land joins the lake boundary line. You can hike, hunt, and/or take photos in these woods, as well as walk down to the water from your back fence line. Town and the Theodosia Marina are nearby, but out of sight. You can actually see the stars at night, big and bright, and probably more of 'em than you can in Texas.
