Here in Ozark County where we live, building permits aren't required and there is no zoning. Since the lake acreages are more valuable, better housing usually gets built on them. But, unless other homes are present, you never know what you're going to get. Here's one that doesn't have that concern.

You can actually see the stars at night, big and bright, and probably more of 'em than you can in Texas.
